When it Comes to Gas Safety Ensure you use Gas Safe Registered Engineer as its simply not worth putting yourself or family at risk. Landlords are required yearly by law to ensure that the gas appliances are safe and fit for purpose, this is known as a Landlord Safety Check or a CP12.

VISUAL SUITABLY
Is the appliance suitable and adjusted for the gas supply.
VENTILATION
is the room or compartment where the appliance is located adequately ventilated.
OPERATING PRESSURES AND / OR HEAT INPUT
Where it can be measured an operating pressure and heat input should be taken (note for condensing boilers it is usually only possible to measure the heat input.
SIGNS OF DISTRESS
are there any signs of distress to the appliance (as a example signs of rusting, spillage, or damaged case seals to ensure that they are intact).
APPLIANCE CONTROLS
To ensure that they are working correctly.
FLUEING
is the Flue/ Chimney system suitable and adequate to remove the products of combustion (note access to check the flue throughout its entirety is required).
COMBUSTION PERFORMANCES
where specified by the manufacturer using a suitable calibrated gas analyser a combustion performance test in accordance with the manufacturer’s instructions.
SECURE AND STABLE
is the appliance physically stable, securely fitted and properly connected to other gas fittings.
POSITION /LOCATION
Is the appliance suitable for the location/room in which it’s installed.
SAFETY DEVICES
Ensure that safety devices are working correctly.

This is visually checked where possible.
